Centerpointe Lending has been approved with over
55 major investors. Some of those investors
offer free appraisals, particularly
with Home Equity Lines or Fixed Rate 2nd's. If the
investor does not charge for the appraisal, that savings
is and always will be passed onto our client. Otherwise,
a standard conforming appraisal normally costs approximately
$350 for a single-family home. Those fees are due
at the time of appraisal, paid directly from the borrower
to the appraiser. You are always welcome to a
copy of the finished appraisal report.
Be sure to point out to your appraiser any amenities
of your home that you believe may increase the value
of your home. Granite countertops, tile floors,
ceiling fans, pool, spa, landscaping, block walls,
etc. all significantly help your home value.
Be sure to have your interior and exterior clean
and well groomed PRIOR to your appraisers arrival.
They must take photos and underwriters are very critical
of mess or defects. Be sure to have a well-manicured
yard, free of debris and broken down cars. Make sure
that your home is clean and free of clutter too.
Keep in mind that until an appraiser has issued your
home value, we will use the value that you
declare during the application phase for structuring
your loan. When we ask you for your homes value, try
to be realistic to other "comparable sales"
in your immediate neighborhood. Home that are just
listed and not sold have no relevance. Only homes
that have actually sold or are pending sale can be
used as comparables.
